Fractional home conversion is a process of converting a single stand-alone vacation home to fractional or shared ownership. There are many steps involved when taking a whole ownership home and "converting" it to fractional ownership. The most important element is the creation of legal documents that define the rights and responsibilities of the owners. Marketing is another area of importance because fractional ownership homes are marketed differently than whole ownership homes. Finance options are typically arranged during the process so incoming fractional buyers will be able to finance the purchase. Finally, ongoing fractional and property management services need to be arranged so that incoming fractional buyers will be comfortable with the fractional arrangement well after the seller sells the property and walks away. The goal of the fractional home conversion process is to create a logical and well planned fractional arrangement where 2 to 12 owners can share ownership in a vacation home.
