MarinaScape is a complex of two residential towers in Dubai Marina in Dubai, United Arab Emirates. Oceanic Tower consists of 34 storeys and has a total structural height of 132 m (430 ft). The shorter tower, Avant Tower, consists of 26 storeys at a height of 104 m (340 ft). The towers was handed over to owners in December 2008.

Status Jan 2010:

• The Avant and Oceanic towers and villas - are occupied by owners and tenants
• The Indoor pool area with squash courts is being held by Trident and is not open. Trident is trying to find a Fitness company that will operate that part (Aqua Centro)
• The commercial area on Marina Walk has one Mexican restaurant in it. But no access from inside building to board walk - or from commercial car park - to the restaurants on the board walk

General Complaints:

• Cooling towers are not efficient enough to cool during the hot Dubai summers. The higher floor you live on - the less efficient is the A/C. Cooling tower is not sound isolated - so owners with view of cooling tower - is suffering from noise pollution.
• Pool area is to small for two buildings with 24+36 floors and 14 Villas.
• Workmanship quality is not as good as prior Trident Buildings.
• Light Pollution - the flash lights on the building can seriously annoy residents on higher floors
• Lifts are not large enough to take "normal" large size furniture.
• Sewer smells occasionally waft through A/C vents at unpredictable intervals.

Positive:

• Plenty of allocated parking spaces
• Really well placed on Marina Walk
• There is lovely view in pool to Marinas gulf
