York Regional Road 65, also known as Warden Avenue, is a north-south road in York Region, Ontario, Canada. It begins at Warden and Steeles Avenue, and ends at Ravenshoe Road, after which it becomes Civic Centre Road.

The road passes through a low-density residential and commercial area from Steeles to 14th Avenue, increasing to medium-density at the intersection with 14th Avenue, and becomes high-density in Downtown Markham from Highway 407 to Highway 7. It was recently widened to 6 lanes from Steeles to Apple Creek to accommodate the anticipated traffic Downtown Markham will bring. It has 4 lanes from Apple Creek to 16th Avenue, and is a 2-lane rural road from 16th to Baseline Road.

Recently released statistics from the Town of Markham indicate that the portion between Highway 7 and 16th Avenue has the third most traffic volume in all of Markham. The annual average daily traffic is as high as 14000. The section between Apple Creek Boulevard and Highway 407 is jam packed during weekday rush hours; there are 5 traffic lights in the 1 km stretch.
