In addition, this is one out of several new highrise projects completed or under construction on Mission Street since 2000, like The Paramount, the St. Regis Museum Tower, 301 Mission Street, 101 Second Street, and JP MorganChase Building.

Description

555 Mission Street is set to rise 458 feet (140 m) with 33 above ground office floors on a Convert|34293|sqft|m2|0 site located on Mission Street. There also will be two basement levels containing 180 parking spaces in a below-grade parking garage. The entire building is split into three zones called: Low Rise, Mid Rise, and High Rise. The Low Rise section (floors 1 to 12) contains a convert|20700|sqft|m2|0-floorplate and the Mid Rise section (floors 14 to 22) contains a convert|18000|sqft|m2|-1-floorplate. The highest region, the High Rise (floors 23 to 33), contains a convert|16000|sqft|m2|-1-floorplate. The building does not have a floor numbered thirteen. To support the office tower, 555 Mission has a steel frame structure. The metal decks and concrete will support the office floors. Enclosing the steel structure is a glass curtain wall that has protruding glass and metal accent fins. The building is registered for LEED silver certification. History

The first version of 555 Mission had only 29 floors. Later, the number of floors was increased from 29 to 33. Both the 555 Mission project and the floor increase were approved in March, 2001. However, because of the office market after the Dot com bust, the developer Tishman Speyer had to stall the project for more than five years for economic conditions to improve. In 2007, six years after the building was approved for construction, work on the tower finally began. The Convert|15000|sqft|m2|-3|abbr=on-top floor is leased by Sequoia Capital for USD $80 per square foot ($861 per square meter). As of summer 2008, close to half of the building's office space has been leased, with the possibility of more tenants moving in.
