The primary aim of Markler 3 is to increase the level of communication between buyers, sellers, title attorneys, mortgage brokers, real estate office staff and inter office data transfer. In addition, Markler Systems’ long term objective with its web based system is to improve the efficiency and method in which various listing systems and customer data are distributed and stored.

Markler 3’s framework is built in the popular open source language PHP which is used by high traffic Web 2.0 sites such as Facebook and architected to incorporate 3rd party developments through the use of Web 2.0 strategies including Web Services and collaborative listing distribution. The SDK and framework of the Markler Web Services product "Markler Connect" has not yet been released.

While these new features and overall improvements have garnered positive praise among its users, Markler has a long way to go in achieving its goal of creating an alternative to the current industry standard. The Markler system is designed specifically to "not" integrate with MLS systems or communicate with other NAR systems. Markler is a free standing system capable of functioning in environments that are not bound by NAR rules.

History

The Markler Real Estate Management System as it is today was born out of a small custom contact management project for a Century 21 real estate agent in Gatlinburg Tennessee in 2003. The custom web tool had been created for the sole use and purpose of capturing and storing contact information from website traffic.

In late 2003 the broker of the Century 21 office approached the developer after seeing this basic tool and wanted to add many features that would work in an office environment and apply it to his office cite web | url=http://www.knoxnews.com/news/2007/oct/15/software-creator-brings-order-to-real-estate | title=Software Creator Brings Order to Real Estate Offices | author=Lois Reagan | month=November | year=2007 | accessdate=2007-10-15 | quote="I was looking for a document management system that stores documents online. I also wanted a transaction manager..."] . His goal was to get a systems in place that would address frustrations experienced with current inefficient systems. During the course of 1 year the management utility was developed and tested as a side project and deployed early 2005. Almost immediately after implementing this system the developer realized that he had developed something that other real estate professionals may be interested in. Less than a year later an updated marketable version was released for sale and named MARKLER. Within 3 months Markler was installed and running in multiple offices.

At the end of 2007 MARKLER was relocated to Atlanta Georgia. By late summer 2008 through a joint venture with Three Halves Holdings, Markler, LLC was renamed Markler Systems, LLC.

About the Name Markler

The name Markler is derived from the German word "MAKLER"cite web | url=http://http://www.wordreference.com/deen/makler | title=Makler Definition | month=October | year=2008 | accessdate=2008-10-01 | quote="1. (Häusermakler) estate agent (Brit.); realtor (Amer.); 2. (Börsenmakler) broker"] , pronounced mahk·lêr, meaning someone who is a broker or estate agent. The Founder of Markler, a native born German, found himself using the word "Makler" frequently when explaining to relatives who the development project was for. The word eventually stuck and was adjusted with the addition of an 'r' for better English pronunciation.
