- Agriculture Development Corporation
Agriculture Development Corporation (ADC) is a farmland investment management company based in the heart of Canadian farming,
Regina Sask .ADC currently manages farmland and ranchland in SKclarify on behalf of individual investors and partnerships. ADC marketed three limited partnerships to generate approximately $35 million of land under management. A fourth Assiniboia Farmland Limited Partnership will close in fall 2008, adding approximately $20 million more land under management. The limited partnerships allow investors to profit from increases in cultivated, irrigated or pasture agricultural land and products such as grains and livestock. The investment thesis is that arable land is finite and not increasing while global population and wealth are. As wealth increases, diets tend to change to include more meat, which in turn requires more land. ADC's partnerships invest solely in Saskatchewan land, which is cheaper than equally productive land in Alberta, Manitoba or North Dakota. The provincial government has been loosening ownership rules allowing all Canadian citizens and residents to own farmland in Saskatchewan. Should it permit foreign ownership, investors could benefit even more as the value of farmland in the province would most likely increase.
Agriculture Development Corporation has launched a series of limited partnerships to facilitate investments in diversified portfolios of Saskatchewan farmland. Strong rates of return are generated through a combination of:• income generated by the rental of the land; • long term capital appreciation.ADC manages risk and return objectives by investing in different regions with varying soil, weather, and cropping patterns, by varying management style (cash rent vs. crop share vs. operate), and by purchasing properties of different sizes.
