Knollwood, Los Angeles, California

Knollwood is a luxury Planned Unit Development consisting of approximately 250 half-acre estate homes along the Knollwood Country Club golf course in Granada Hills, Los Angeles, California. It is located in the North Granada Hills section of Granada Hills, north of Rinaldi Street and East of Balboa Boulevard along the Knollwood Country Club golf course. Most homes within Knollwood are contained along or emmanate from Knollwood Drive in Granada Hills. Knollwood members pay annual mandatory membershiip fees and enjoy neighborhood patrol services, social events such as an annual block party, Halloween House event, receipt of regular neighborhood newsletters published under the title "The Kaddy", etc.

Knollwood Associates Area: Although there were many homes in existence prior to 1961, the May 28, 1961 issue of "Van Nuys News" (The News and Green Sheet) reported a preview showing of a master-planned luxury development for Knollwood Country Club Estates, however, that area is Knollwood adjacent and contains approximately 250 unregulated homes along the golf course east of Balboa Boulevard and west of Knollwood that are not part of Knollwood. This area, west of Knolllwood, is known as the "Associates" area. As such, each home within the Associates area is authorized to request membership with the payment of annual fees and to receive Knollwood member services, such as neighborhood patrol service, newsletters, and invitations to social events, however,these homes are not regulated for architectural or other restrictions.

History of Knollwood

In addition to the original custom homes in the area, there is a common opinion that portions of Knollwood may have been a Bob Hope-Dean Martin golf course development as noticed in the "Van Nuys News" articles of the late 50's. Most of the large homes in Knollwood exhibit the California Ranch-style or Mid-Century modern syle on fully landscaped half-acre lots. Knollwood street lighting is provided mostly by residential lighting near the streets with underground telephone pole electrical wiring to the homes. Although the properties were originally zoned to include horses, it appears from early research that this zoning use was never utilized and later changed to exclude horses.

Knollwood Property Owners' Association

All Knollwood homeowners are members of the Knollwood Property Owners' Association (KPOA), a California nonprofit organization, and are regulated by Conditions, Covenants & Restrictions (CC&Rs) as a Restrictive covenant contained in their real property deeds. Knollwood is overseen by a 12-member volunteer Board of directors, voted in by homeowner members for two-year terms. The KPOA maintains a website, serves the Knollwood residents with security patrol, electronic security alerts, and assists the neighborhood with beautification issues. Homeowner membership fees are assessed to each Knollwood property owner on an annual basis through a professional property management firm.

Neighborhood and Community Issues

The KPOA is also an active neighborhood and community voice and spearheads rennovation and beautification of Bull Creek (located in the southernmost portion of Knollwood Drive), voices neighborhood comment regarding the nearby Sunshine Landfill, and other issues affecting Knollwood homeowners.

Knollwood Golf Course

Knollwood homes border the Knollwood Country Club golf course, that was designed by famed golf course architect, William Francis Bell (known as Billy Bell Jr., son of famed golf course designer, William Park Bell). In years gone by, Knollwood Golf Course was owned by the Knollwood Property Owners Association but donated the golf course for $1 to the County of Los Angeles for use as a municipal course. The golf course is presently leased to American Golf Corporation for use and management. Older newspaper reports indicate that Bob Hope and Dean Martin had an active role in the golf course and homes development around the course.
