The Stockton-on-Tees section is within the town of
Thornaby-on-Tees and is all located within theceremonial county ofNorth Yorkshire . The driving force behind its growth was originally theTeesside Development Corporation [cite|title=Urban development corporations and the creation of employment: An evaluation of Tyne & Wear and Teesside development corporations|author=Fred Robinson; Keith Shaw; Marty Lawrence|url=http://www.informaworld.com/smpp/content~content=a778291562~db=all|journal=Local Economy|volume=8, Issue 4|date=February 1994|pages=326-337|publisher=Routledge] in the late 1980s when the two current unitary authorities were part of the county ofCleveland . The park's location is often incorrectly listed as Stockton-on-Tees (for the leisure park), Teesside, Cleveland or Middlesbrough (for the retail park). It is built on the former site of [http://picture.stockton.gov.uk/preview.aspx?id=t3240-3254&cat=Stockton%20Racecourse Stockton Racecourse] , hence many of the park's roads being named after famous racecourses such as Aintree and Goodwood. It is home to a number of retail chains and has a
Morrisons supermarket. Its catchment area covers much of theTees Valley .Transport
