Wholesale Real Estate Most homes are purchased by individuals who go through a local real estate agent. A smaller percentage purchase a home that is offered for sale by the homeowner, without intervention of an agent.

A growing category is homes purchased from a wholesale home-seller. (This is not to be confused with wholesale companies that sell manufactured homes (otherwise known as pre-fabricated homes.)

The sources of wholesale homes typically come in one of two categories: banks and lenders who are selling homes that they have been forced to foreclose on, and thus are selling below replacement cost, and investors that buy or finance bulk purchases of homes to get greater discounts, which they then pass along to their customers.

Wholesale Home-sellers

Some businesses specialize in offering local homes only - for example Urban Detroit Wholesalers deals only with homes in the Detroit area (although their clients may well be located across country), or Property4Investors, which deals with the entire state of Mississippi, whereas such businesses as Paying Cash for Houses and Get Wholesale Homes cover the entire nation.

Investing in Homes

People investing in wholesale properties in this manner has been going on for decades, but with the home mortgage crisis in the United States which began in 2006 and is continuing to date, many more investors have found the wholesale home niche to be a lucrative one. They are able to purchase homes for below market value, and then sell them at a profit, when the housing market in that particular area returns to normal.

Inexpensive Homes for the Individual

These services are also utilized by individual home buyers who are looking for inexpensive homes.
