Patron capital

Patron Capital Partners (“Patron”) focuses on property-based investments throughout Europe. Through its three funds, its majority held publicly traded company, and related co-investments, Patron has invested and has committed capital of approximately €1,800 million. Since 1999, the Funds have made over 27 investments involving approximately convert|16000000|sqft|m2 in 11 countries. Investors represent a variety of prominent institutions, private foundations, and high net worth individuals located throughout North America and Europe. Patron targets opportunistic investments with an equity size typically between €30 and €90 million in either pure property or corporate operating entities whose value is primarily supported by property assets.

The investment adviser to the Funds is Patron Capital Limited, established in 1999. Headquartered in London with associated offices in Barcelona and Milan, the group consists of 23 investment professionals. The Founder and Managing Director of Patron Capital Limited is Keith M. Breslauer, who has 20 years experience in property and corporate finance (he began his career with Lehman Brothers, holds and MBA degree from University of Chicago Graduate School of Business and a BSc degree from New York University College of Business and Public Administration). The Patron support team includes seven veteran originating partners who focus on different geographical areas, five Vice Presidents, with an average of nine years of experience, and ten Associates and Analysts, with an average of seven years of experience. Patron also maintains comprehensive in-house legal and accounting teams, with nine professionals dedicated to these areas.

Patron prides itself on its institutional approach to fund management and reporting, as well as its entrepreneurial culture and ability to conduct thorough due diligence and to expedite decisions. The Patron team has many years of collective experience in private equity and real estate, and all staff have made personal financial commitments to the success of the investments. Central to Patron’s strategy is the practice of investing with a pan-European network of local partners, who are familiar with the local market and co-invest alongside the funds.
