Functional zoning

Functional zoning

Functional zoning is a term used to describe the phenomenon when buildings of the same function cluster together in an area of a city or town. Sometimes zoning laws require that uses be concentrated in a particular area. However, this clustering can occur even in the absence of legal requirements. This makes it easier for customers to compare prices with those of the competition and for suppliers to work conveniently with multiple companies. Examples of functional zoning would include garment districts that were found in some large American cities, or the clustering of jewelry stores, fast food restaurants, or automobile dealers in a particular section of town.
